I remember the first time I put all these elements together in my small office in Portland.
The first time I built out my version of The Gameboard in physical form.
I remember it because it was a transformative moment in my real estate entrepreneurship journey.
I posted it on the back of my office door, because that was the only available surface big enough in the tiny office.
Once I had it all assembled, I stepped back about two paces and considered all the possibilities.
What is The Gameboard, you may ask?
The Gameboard is the whole picture of a REI’s entire portfolio, including all debt balances, equity, monthly NOI and monthly debt payments.
But most importantly, The Gameboard shows two things:
- 1. What slots of Leverageable Equity are available to be harnessed for future growth
- 2. What “Game Pieces” on The Gameboard are movable—and can be shifted around
That probably sounds pretty conceptual, and you may still be wondering, “huh?”
And that’s OK, because it does need and deserve some good explanation to fully digest.

Let me just simplify and summarize it this way:
The Gameboard is where the answer lies for just about every question you might have about your real estate portfolio; ever challenge you may face.
