You know, I get the pleasure to speak with so many different real estate investors pretty much on an everyday basis, especially about off market acquisition and seller financing. And you know, one thing that I’ve noticed is that we are often lacking kind of a common language, a common framework for exactly how seller financing works. And you know what, I decided to go ahead and create that framework so that we could get on the same page. Because once we’re all on the same page, then we can really get to the meat of the discussions on how we build amazing portfolios with seller financing. And I’m excited to share with you today, an announcement about some free video training on seller financing one on one that I’ve put together, so let’s cue up the theme song. We’re gonna jump right into this.

I recently decided after thinking about it for a while that I needed to create a Seller Financing 101 video training course that is completely free, and gives everybody who watches it and goes through it the common framework about the fundamentals of seller financing, because once we understand the fundamentals, then we can move on. And we can have a more advanced conversation about how we use those fundamentals as tools to build our rental portfolio and ultimately to build the lives that we want to have. But until we’re all on the same page, and we all have a common understanding of some of the basics and how they work, we’re always going to be struggling to gain that context that we can have in common.

Welcome to the Seller Financing 101 free video training that I’ve put together. So this has been on my mind for a while. So I’m blessed to have lots of conversations out in the real world with investors who are getting after it and buying properties and looking for new strategies and trying to find ways around challenges related to financing all sorts of things. And lots of questions come up around seller financing. Everybody’s kind of heard of it. But there’s a real spectrum of you know, I’ve only heard of it but I don’t know anything to like I really know everything about it. I thought why isn’t there one good resource that kind of covers and gets everybody from “I’ve heard of it” to “I know the basics.” And that’s what this is all about. And I’m so glad that you’re here and get to do this with a so let me take a few minutes to just tell you what is coming up here.
So I want to take a moment to tell you what you can expect from this video training course. Here’s how I see it. I’m going to go out on a limb and I’m going to make two assumptions. Here’s the first one. The first assumption is that you by virtue of being here putting yourself in the position to advance and enhance your self-education. You want to create a life for yourself that is a masterpiece. You are looking at the world as a canvas, and you are saying I want to paint a beautiful masterpiece. That’s unique to me as my life now, if your life then is this masterpiece.
The second assertion I’m going to make and go out here on a limb is that you’re watching these videos because you have decided that real estate, having a real estate portfolio, is going to be important to getting you to that masterpiece of a life, right? So you want to paint that masterpiece on the canvas of your life. And that real estate is going to be an important aspect of that.
But what is a real estate portfolio? Well, a portfolio implies multiple properties. So really what we’re talking about is each individual property is like a masterpiece itself. And so a portfolio is a masterpiece of a collection. It’s a collection of masterpieces and a masterpiece of an overall collection. So if your portfolio is a masterpiece of an overall collection, then that means you have to do individual deals that build that portfolio. And each individual deal is like a little masterpiece of its own, you go out, you use your tools, and you paint this beautiful deal the best you can. And then you do it again. And you do it again. And you do it again. And those masterpieces stack up and add up to being a masterpiece of a collection.
So what we’re looking at here, you know, as part of the Sistine Chapel by Michelangelo. Michelangelo, before he could even paint a single masterpiece, though, you had to understand the tools that he would need to ultimately master he had to understand these tools before he could master them and harness them to create something so beautiful as the Sistine Chapel. So what are the tools of creating a masterpiece? Well, you know, you got your paintbrush, you’re gonna have an easel where you can put your canvas and you can do your work. And then you’re probably going to need some various types of paint brushes of different sizes, and shapes and styles. And you’re going to need some paints and different types of paints and different colors of paints, maybe you’re going to need a palette to work with couple other types of brushes. And once he understood the tools of his trade, the tools you would need to paint what he wanted to paint, he could then set out to learn how to master the use of those tools.
Well, this training that you’re watching right now is designed to help familiarize you with what we believe what I strongly believe, is the best set of tools possible for building a masterpiece of a real estate portfolio. And that set of tools is the seller financing, set of tools, right? Our tools might have different names and look a little bit different, but they map over very closely right?
Now we’ve got one element of this whole picture is a deed of trust, it’s a tool you need to understand what it is, and how to use it if the maker of the note that’s one of the parties of this, we have to understand exactly that party and their role. We have the promissory note itself, what role does it play? What does it do? How does it work? The beneficiary of the note who is that person, how, what is their relationship to the other elements, the negotiated terms of the seller financing deal, and lots more stuff like that.
So the point is this, once you are familiar with these tools of seller financing, and the fundamentals of how these tools work, you can then ask yourself and answer the most important question. So what is the most important question? The most important question is, is this set of tools, the seller financing tools? Is this a set of tools I want to dedicate myself to mastering the use of and only you can answer that question. So here’s what you can expect from this free training. You can expect to learn the elements of seller financing, the fundamentals, and the building blocks of seller financing, the big concepts around seller financing, what it is, how it works, etc. And most importantly, you can expect to learn why seller financing is a set of tools worth investing the time in mastering. That’s my perspective. I hope you will come to that conclusion yourself to through this training. And when you do then you can work to build your own masterpiece.
